Strataform provides full architectural design, planning, and consultancy services across healthcare, multifamily, and commercial development sectors. We excel at engaging and leading multidisciplinary consultant teams to deliver thoughtful, value-mined projects that stay on or ahead of schedule and budget. We pride ourselves on clear communication, responsiveness, and technical rigor. Since we are a lean firm, we are able to quickly pivot to meet a client's or project's changing goals or needs throughout a project. We feel that our greatest value is offered in predesign, guiding early decisions and consensus, but we pride ourselves on consistent, thorough project delivery all the way through construction administration.
Schematic Design & Pricing Documents
We’ve refined our schematic design process to better support our clients at the earliest stages. We emphasize identifying key cost drivers early to enable more accurate construction pricing and reduce risk. This approach helps validate construction pricing and proformas, secure stakeholder interest faster, and preserve capital to align more closely with construction financing after proof of concept.

Our team brings experience across diverse real estate development types and jurisdictions throughout the Carolinas, producing targeted documentation for entitlements and investor pursuits. We maximize site potential through clear 2D and 3D visualizations that help move projects forward—from infill townhomes, podium wrappers, and office/retail shells, to institutional clinic upfits and department renovations.

We are creative and flexible about how we can organize our teaming structures, fees, and frameworks. As a conventional Architect of Record, we are able to fully deliver complex projects from predesign through construction administration. We also collaborate with peer architecture firms as Design Architect in support of the Architect of Record. Finally, we are able to be more adaptable than a conventional architectural firm, with an interest in joint venture, and integrated project delivery teaming opportunities.
